Hi there, In regards to J Scott's recommendation to go to Home Depot at 6am to find a good GC, I'm curious who's done this and what approach you made?

On a side note, we have been pre-approved over the amount of price ranges we have been targeting.We came across a beautiful 4 unit/8bdrm townhouse (built in 2016) in a desirable part of town.

I'm not the type to go into a deal without all I's dotted and T's crossed, so if there's something wrong hopefully it'll reveal itself.

Is it a spiritual thing where you wish to go somewhere else and live abroad?

Looking for any and all advice on getting into real estate in the greater Seattle area I'm brand new at this and have a long way to go till I purchase my first investment however my first I plan on being a duplex or larger multiplex to reside in one of the units while I work towards more property's.

We've managed to save up to 50k to put into another property but can't decide which way to go.

CF may be the low-fuss way to go.

Just wanted to get some second opinions.Mike my 80% desire was 80% of BPO/ARV the BPO came back at $50k so 40k still met it.
