What software should I take advantage of that will help me analyze deals, comps, market research, etc. 

I wanted to open up a conversation about something many of us are dealing with right now—navigating the current interest rates for investment properties.With interest rates having ticked up recently, I'm curious to gather insights and strategies from the community on how you're adapting.

My next goal would be to invest in out of state short term rentals and add those to the portfolio, but not sure how that would impact my LLC if I create a Wyoming Trust/Holding Company/LLCs and foreign file for incorporation into Connecticut to complete the first deal for the duplex, but then what happens when I want to invest in out of state investments deals/opportunities/homes?

Keep doing deal analysis, there are still rainbows out there. 

People have found amazing deals in the worst of markets.  

It does sound like an interesting approach as MLS deals seem to be few and far between. 

I just want to be completely out of the deal when it comes to creative financing.

I've done my analysis and found a deal that I really like, that has seller financing that balloons in approx 2 years.....cash flow is pretty attractive, but the down payment is around $300k, and I was looking to put down a little more than half of that.

There is no such thing as a perfect deal.
