In this scenario you'd then have two units renting out instead of one, and you wouldn't have a large sum of money wrapped up in your own living quarters which is essentially a dead asset.Or just buy a single family home in good shape within 40 minutes from where you currently live and just rent that out for $1500 a month while you continue to rent your apartment.

NOT YOU personally not a personal attack just what folks get riled up about on BP.. and there is no question much of how wholesaling is done is simply selling RE without a license and is not legal. but until states start cracking down on it .. everyone will continue.. you will probably find like 99% of those that try wholesaling its a dead end street.. you can do a few deals here and there.. and you spend money on marketing ( which is not cheap) same time effort and money spent creating a career you can do for life.. many times is more fruitful for your future..

The other thinking about selling now, and again looking at 0 returns over 10 years...So, my conclusion - either you buy A location and wait for appreciation, or you buy C location at "value add" and profit from rent income....If you buy something with no appreciation and no SIGNIFICANT rental income, you are dead in the water....Lastly, even with my 100% gains, I can't really retire on them....

I did request a notice to vacate in writing, but maybe I’ll have my attorney put a dead line on it and request the lease, rent roll, and background/screening, etc.
