Just a couple quick responses (and I'm no expert so you should probably verify with one if necessary):If he doesn't pay and the building is collateral then you would have the right to foreclose, however, foreclosure in NJ can take a long time and be costly.

Found a couple realtors that had similar mindsets, networked with other investors, made offers on auctions, reo's, wholesalers, and continued to grind.   

I'm active duty military with a deployment a couple months away, so this is a factor in my strategy.

On another note, I married my present wife in 2000.

We own his property with another couple and without all the boring details, no we need to sell. 

I have interviewed a couple of them so far such as The Trinity Group at HER Realtors, ERA Real Solutions Realty, Northpoint Asset Management, Columbus Property Management Pro's, Golden Gate Real Estate.
