During this updating process, I have remembered how much I love the coordinating of deals and overall general feel of RE ... so I am scheduling my classes to earn my license here in Texas to resume my former practice,  continue as a rehabber, and prepare for a future as a multi-family property owner.

I have however, started looking at Southern, NH such as Nashua and Salem, and the houses seem to more consistently meet the 1.5% or even 2% rules.

Single family I think will do well in Livingston as well as I see homes there consistently renting for more than $1/Sq.

Great strategy here for someone just embarking on their journey.I have seen Tim Puffer 's house and it is awesome and will cash flow hugely once he rents out both halves and until then, he will live practically rent free allowing him to save or put his money to other uses.
