A series LLC lets anyone checking out the Illinois Secretary of States Web site look up every property in the series with one search.Take title using Illinois Land Trusts.

It costs me money for gas, phone, advertising, web sites, copies, record searches, etc.

This is the most comprehensive information on ARV on the entire web!

It turned out great looking and was a lot cheaper then buying the small tile with web that holds it together.

It's based off an excel spreadsheet I've been using for years - just now it's on the web!

As Sharon suggested, local REIA is a great place to start building relationships.As you scale up from a few deals, look at vendors that can provide everything you need as a system - otherwise you are going to spend a LOT of time designing web pages and postcards when you should be out finding $$$.

Hello GeorgeI wish I could see your project to give you a better idea,,,plumbing jobs are like people ,,,no 2 are alike,,,Moving or disturbing original drains and water lines can be tricky,you must proceed with caution like a surgery,,,,no place for amateursYou also want to consult an experienced tilesetter for the creation or altering of a shower pan,,,,they must be perfect and sound,,,,If your going to go that far I strongly suggest upgrading to a Moen shower valve with integral shutoffsI would consult a family owned plumbing company with good refferals from a local supply house.Having said that ,msot of these folks want to supply there own materials and do a "turn key " installation.Interview them on the phone and have them over to give you na accurate price quote for the comp[lete job.This way you both know how long and how much.It also gives you a chance to say yes or no ,,,yay or nay.This is how I conduct my business and I havent found a better way.Everyones on the same page,,,,Hope that helpsDD
