Maybe a C class multi-family but it would need some repairs and remodeling.

If no one is a renter, or very few, then it's probably not a solid rental area.What class properties are you purchasing? 

I have no more headaches, no more stress (about this tenant), and no to little concerns about them trashing the place on the way out.Its a tough balance between worried about the tenants trashing your place, not paying (especially now in this environment), or any number of "bad things." 

I was wondering what the environment is like these days with finding off market deals and foreclosures (non existent because of eviction moratoriums??)

Hi All,I am currently looking at a potential deal in an solid C class neighborhood here in Miami.The building is a 4 plex that suffered fire damage and was completely gutted.

I avoid large old houses in once-prosperous, now C-class areas that were converted at some point into makeshift duplexes and triplexes.

Jonathan, thank you for the reply.5 - 20  door commercial properties is the type of mf  I will concentrate on ( b and c class). 

You do need to be careful these days about what's said in the letter, and leave HUD's protected classes out of it.
