They may just shut up if they don't want to move their kids now.

Indoor common areas are shut down at our properties, except the laundry room.

Send a notice, fill out specific paperwork, don't collect rent in the meantime, don't shut off utilities to retaliated against the tenant, etc.I want to better understand:1.

There are currently over 40 STRs approved in the area but we are still getting shut down by the city because the neighbors "don't want it".  

Back before big government programs, poor folks in need could get help from family, friends, or the church (or wherever they worship). 

If a tenant tried to claim they mailed it on time, I would just point out the post mark and they shut up. 

They can tear up flooring, scratch holes walls (once had a less-than-wise tenant keep his dog shut in a room - the dog scratched multiple holes in our drywall, as well as obliterated both the bedroom door and closet doors), and urinate on the floor (if it gets into the subfloor, its nearly impossible to eradicate).   

Are they serious about being massively successful in RE or could they leave it all behind.Ask them to share their worst deal, what went wrong, what happened, then shut up and listen.

Most of my donations go to my church, pregnancy resource center, YoungLife, Compassion International, Tebow Foundation, and then some non-religious organizations like Downrange Warriors, local sports or 4H, etc.
