You'll catch more renter's eyes by listing at 1599 vs. 1600 just like real estate agents would rather list for 199900 vs 200000.

Is anyone concerned about buying a house and having it drop 20% shortly after then the lender asking for catch up payments?

We all know that the Cap rate in SF is abysmal at 2-3% and a good Cap rate in the areas you were eluding to earlier can be anywhere from 10-15%, but when you factor in the appreciation over 20 years CF can't catch up or compete with Appreciation.

If I were in your shoes I would immediately notice the renters that you will be there is 24 hours to fix the leak and catch the critter.  

Suppliers have also had trouble hiring workers to catch up with the demand.

These tenants are not going to catch up on the rent.

The catch here is now its harder because before where the time was built-in, now you need to ask someone for a little more time which people have little of, unless you are providing value to them.So this leaves you to be a little more creative.
