in south killeen (closer to austin)  for less then 20 years old properties there is definitely a significant apprichation increase in the past two years for all kind of income properties 

Although it will probably be an uphill climb, things will have to start with her taking some kind of interest in understanding the business you want to get into.Do you know where her negative thoughts about the business originated?

@Shelley F.They called Foremost and was told that they don't cover that kind of properties even though the old box was replaced w/in 10 years with a breaker panel.

That being said, I'm kind of hoping for the money;-)

If it is done separately from the sale the only reasons I can think of would be some kind of fraud.

We call this kind of fire a “smoker”,  not a lot of structural damage but a lot of damage because of smoke.  

@Sandra PIrtleSince the value is not needed to report an in-kind distribution or Roth IRA conversion, the value can generally be based on comps in the area.

If this center is kind of mid block, access and sight lines are crappy, etc. then developer might have to bend more to get a deal done.

I might be wrong, but I believe the models I have will only allow 1 phone to connect and control the unit with the app - so taking control of the thing while the tenant is gone might be kind of a logistical problem - with you having to log out so the tenant can log in.
