My family has always been big into investing so I decided to spread my wings and fly on my own at a young age.

Don't know your location, but generally cameras are not allowed to face into others private areas.

If it will be 4-6 months before the wife and kid move over, that gives the son plenty of time to find a place and they should be able to move directly into their own rental when they come over.

Do they just build up enough equity to refinance into a conventional loan in 1 yr? 

How can they tap into their equity and live a normal life?

My thought is to Open the LLC in a different state with lower costs and fewer regulations and relying on the insurance for protection (for any case, even if eventually ill decide to bring tenants into the property).I’d love to hear your thoughts on this.Thanks!

I'm also in El Paso and thought of looking into this. 

But if you've owned it long enough you may have appreciation and significant depreciation that would need to be recaptured if you don't 1031 exchange into the new property.
