Hello Tim,I have no experience with California or that specific code but I can tell you that anywhere you try to add a unit it is going to need to fire separated through any means that the fire could spread. 

First, it's your lease, so you likely know it inside and out, giving you a level of comfortability which no inherited lease ever quite has regardless of how well it's written.  

One tidbit to note—the two biggest online rental listing companies are Zillow and Co-Star (Apartments.com is owned by the latter).
