I've even originated some loans this year where we were paying off hard money used for the rehab process and these properties had literally no operating history (barely just furnished prior to appraisal) and we still found appetite for 75% cash out/30 year terms calculating DSCR on a Air DNA figure with a slight hair cut.

At a bare minimum, there would have to be a police report, in which case I would be more likely to evict the guilty party rather than let the victim walk away.Tenant is voluntarily breaking their lease which means they are in violation.

Let her know that you are only doing the bare minimum to cover your own deficit and give her lots of notice so she has a chance at finding alternative housing.The current below market rents should have been part of your pro forma before closing, and these kinds of scenarios come up all the time.
