They then explain to me their motivation for moving, they have a limited amount of time, and that there hasn't been much interest in the house.As an agent that believes whole-heartedly that it is my job to look out for my clients best interests.

@Jon K. this might have been explained incorrectly but the rates are slightly higher for investment properties over residential loans.  

I'm working on the financing with my bank and I already have my eyes on a property. 

Will a bank give me a 3.5% or 5% dp loan for a multi-family primary residence if I own these other properties? 

They were looking to get debt on the portfolio a while back, but found that local banks were very conservative, and needed appraisals on each property individually, which would have been cost prohibitive for us.  

I plan to meet with at least ~8 or so banks so that I'm clear on the process.
