Small jobs are getting put on the back burner. 

At this point, your o ly real option is to pay the debt and build your credit back up.

After I sent that message yesterday I was bummed to find out there were 16 owner occupy offers, and investors aren't allowed to make an offer for 4 more days...I'll make a very strong backup offer though.

A tremendous amount of value in hearing the stories from all of the guest that you can get the motivation to pick right back up where you left off. 

Otherwise understand it's just gonna be a average lawn if its being done by a tenant.. be glad it's cut.. and maybe have a lawn company do a spring and fall clean up weed / feed treatment so it can perk back up .. 

Then start the conversation back up with them... determine what amount of money will make it worth your while and offer it.

If the applicant doesn't sign the lease and remit funds within 48 hours, we open the application process back up to the next qualified person in line. 

So now we need to take some time to build our reserves back up, especially since I'm adamant about sticking to that 6 month figure!

You should consider a back up option to the sale?

Should I invest in getting a rental property now, or wait to try and get personal line of credit, or other sources of funding from lenders, as a backup (for repairs, closing costs, etc)?
