It says right in the lease that the landlord will repair items rather than replace them.Just because a stove takes awhile to heat up doesn't mean it doesn't work and you can demand a new one.We also explained that many items they sent us on a list were COSMETIC ITEMS and that the tenant accepted at the time of move in.Only mechanical issues needing repairs and other structure items would be fixed.The other items they were informed would be fixed on their dime.After a couple weeks they stopped asking and still live there.

If the owner of the property has a mortgage balance greater than the value of the property, the value of that mechanic's lien is near zero.The lien priority or position of the lien - meaning seniority - is what is important in determining the value a lien might have; junior liens are only going to get paid after all senior liens have been paid first.

As a GC here in Western North Carolina I would say you are looking at an easy $50K+ and that's without knowing the total extent of the damages to your plumbing, electrical and other mechanical.
