When I read the answer it makes sense and I can figure out how they have arrived at the answer.

What are you going to do with the property until you're arrival in 2017 ?

I show them the property, personally, because I like to see if they arrive on time, are communicative in general, and what questions they ask during the tour.If they want an application, since they were already communicating through Zillow, I can send the application link to them directly through app right away.  

However, most properties on the market for this price will require some rehab before they’re rent-ready.On that note, I’m curious to know: what sort of expense assumptions you’re building into your models to arrive at this $50k–$65k figure?

Watch out for the negative equity though, or you could get in trouble if your term with the sellers arrives and the house wont appraise for a loan for your tenant/buyers.Please, take this advice with some caution, since I'm a newbie too.Good luck

After arriving though, I do think there are some areas where you'll also see good (or better) appreciation in the future, in addition to cash flow. 

For example, someone mis-measures an area of the kitchen which means that last cabinet just doesn't fit, which means you have to order a different one, which means you're behind schedule, and then two days after it's supposed to arrive you get an email saying it's on backorder and will take another month, which means you're either going to list it with an unfinished kitchen (not ideal) or you're not going to sell it when planned.  

My aha moment was when I arrived at the 2012 BP Denver Summit.  

Does the tenants require a lot of time once they arrive and throughout their stay?
