If they say you save 2.5 years and $21,000 like my previous example, how did they arrive at those savings?

I used certified mail to send a 60 days lease termination notice to tenant, the mail should arrive one week ago, but today when I check status online, it still shows in transit, so I called the post office to ask why, and get answer that the certified mail needs signature from the receiver, and when there is no person at home, mailman just leaves a notice at the door and ask them to pick up letter in post office.

If they could only come up with the deposit, I'd take that, and tell them I'll exchange the key for the prorated May rent when they arrive on May 15th.So, just write up the contract as if it begins May 15th. 

The tenant then saw bills arrive, and did not pay the bills and kept this knowledge from me. 

My plan would be to buy and hold on to my properties for income, maybe look to sell when retirement arrives.  

Our evictions are swift, less than 30 days from posting the first notice to when the sheriff arrives.

Tenant sworn dog was trained and well behaved and on day 2 of the pet's arrival we have damages to the front door and one interior door (as well as some furniture damages but those are not mine).So I am trying to decide how to go about deciding whether to replace an item or repair an item.For example, this is the corner of an interior hollow core door, the entire corner has been chewed out. 

Except for the bugs as I am not an exterminator and the bugs arrived on the tenant's watch - not mine.  

I could spend a long time about how you could arrive at limited English proficiency as a Federally protected class under National Origin but suffice to say, if qualified, this couple would become my tenants.
