I used certified mail to send a 60 days lease termination notice to tenant, the mail should arrive one week ago, but today when I check status online, it still shows in transit, so I called the post office to ask why, and get answer that the certified mail needs signature from the receiver, and when there is no person at home, mailman just leaves a notice at the door and ask them to pick up letter in post office.

If they could only come up with the deposit, I'd take that, and tell them I'll exchange the key for the prorated May rent when they arrive on May 15th.So, just write up the contract as if it begins May 15th.

Tenant sworn dog was trained and well behaved and on day 2 of the pet's arrival we have damages to the front door and one interior door (as well as some furniture damages but those are not mine).So I am trying to decide how to go about deciding whether to replace an item or repair an item.For example, this is the corner of an interior hollow core door, the entire corner has been chewed out.
