I'm a newbie and wasn't sure how much of a headache this approach may be to accomplish, but on paper it seems like a good approach. 

However, when rates rise significantly lenders may begin invoking the clause.You have a number of somewhat different ways to accomplish the transaction.  

@Julio Ochoa it's a great idea if you can get it to work....but it is extraordinarily difficult to get this accomplished.
