Good morning BP,This question is to find out the current cost per square foot, not including land, was to build new town homes and single family homes in the Apollo Beach - Ruskin area of Tampa Bay, Florida.I see a lot of development in Waterset around Apollo Beach and other areas and wondered what the building cost per square foot was averaging.Could you enlighten me?

There is an 8 unit building in my area that I've been looking at and am curious to know if there is any difference in the rents I can expect to get for an apartment as opposed to a single family home (which is what I'm used to) I'm guessing that the square footage is a bit less...but like a 3/1 SFR in my area probably rents for 1050-1100 the proforma on this says they've got it leased at 700.

Use your $300K for payments & to cover the gap not covered by Hard MoneyOnce the properties are finished & cash flowing you most likely won't be able to refinance w/ a traditional bank but there are lenders that will finance w/ only 6 months seasoning as long as the properties are cash flowing.

I'm sure you've squared away your 1099-MISC forms already and sent them out to whomever needs to receive them, but in case you like to wait to the last minute, be aware that for 2016 they may need to be filed as soon as Jan 31.
