A Bird Dog finds a property for an investor and for a flat fee (depending upon the neighborhood inventory), gives the investor the property info, having contacted and determined the homeowner will take a call, email or visit.  

I would either call BDS or visit their office and see what they require to waive the lien.

A cop who goes bad on you will trip you up even if you are in compliance with the law, and do so by means of things like building inspections, fire marshal's visits, etc.  

Andrew Campbell I'm in a somewhat similar situation, and I've visited a total of 9 local banks looking for favorable options on both the purchase and the access-the-equity parts of financing.Many people throw around portfolio loans, cross-collateralizing, seconds, HELOCs, and other stuff -- unless you're not sensitive to interest rates, I don't see how any of it will work in today's reality (in my market, at least).
