They are now proposing a new buyer that raises rents by improving a property may have to pay up to $4500.00 per tenant....absolutely crazy....of course every tenant and attorney is going to jump all over this and likely other cities will adopt a similar policy.

The total rents are similar to you around $3300, cap rate is around 10%, and expenses, including PM, vacancy, cap ex, are about 50% of gross rents.

I did a calculation similar to yours and saw the same numbers. 1 unit is 1100 sq ft. 2B 1Bth (potentially may add a 3rd bedroom).2 unit is 2000 sq ft 3B 2 BthFrom my research and understanding of the market dynamics - Boston homes usually rent is by room. 1 room ~1.3-1.5K.
