@Misty Alderman I make the leaving roommate and tenant staying sign a roommate release form, that basically states that the leaving tenant is no longer responsible for anything and is aware that the security deposit stays with the unit, and she would need to look to the staying tenant for any monies reimbursed to them.

Ive waited patiently since it was my understanding that I could not demand my deposit back until the original lease was up regardless of it being re-leased, and the landlord was not required to pay us or send an itemized deduction until the original lease was up.

I know in California there is a 21 day window to release all contingencies on the property within a transactions as the buyer, which helps if something that big is found in the inspection.
