But I was told that rental go typically 1600$ for 3br/2 bath BUT if u got 4 house 1 of 4 might end up being an eviction that u need to be at the courthouse for is what I was told by an experienced investor.

That's 25k per unit and if you have to rewire...replumb...hvac....paint...flooring...new kitchens....new bathrooms...that's just basic....if u then add foundation and maybe new roof or windows i think your 100k will get eaten quickly.
