There is a way to count schooling as part of your "work history" if you transition right out of college into your prospective line of work because then the lender could state a case and use that history and your "future projected income" for qualification.

I have no real knowledge but I would be surprised if the Lansing area is still depressed given it is a big college town.I've not heard of anyone that had the banks actually go after them for the deficiency.

It is worth keeping in mind that the Fed controls the short-term rates, not the long term ones (now that they stopped buying long term treasuries and even then it was indirectly), which are much more influenced by the long-term expectations of inflation and the international flow of money (think, is there instability in Russia that causes Russians to pull out their money out of the country and invest it in the safe-heaven like US, is the unpredictable and shifting US policy going to keep the US dollar's status as the de facto world currency, etc).

I am currently in college and I have parents and grandparents that may or may not want (they are "iffy") to invest in real estate and of course they are not wanting to take the time to go out and look for an amazing deal.

Many people see Bloomington as a college town but this area is far from campus and provides a much different renter than you would find in other areas closer to campus, downtown, or the east side of town.
