Right now if you had no experience whatsoever in real estate investing and getting started with little to no money or established credit could you get into these properties?

I would guess that if a tenant is in violation of the lease and it was established that you had no knowledge of the dog then you wouldn't be liable.

You may be a great writer, but I'm rather suspect as to what the content might be, especially seeing you review products and services or provide them, not clear on that.Why don't you expand a bit as to your expertise before we make suggestions, that might help narrow the field.I mean, I could suggest something, like, how to safeguard a buyer's interest in buying Subject-To or devising a commercial seller financed note with an under performing property or identifying the highest and best use of a residential property in a zoned buffer area or curing external obsolescence of a neighborhood, how about establishing a CAP rate in a depressed market or easier, in a high performing market?

We never say why we are increasing the rent because we don’t want to establish a pattern of justifying our actions.

For instance if someone knows that there is a development planned for a couple years out that will severely increase the value of their property they are willing to take an educated gamble.

I forget who is responsible for the Whole Foods on Baltimore Ave but there are more cookie cutter townhomes popping up behind the Whole Foods and all the other new establishments over there in that shopping center.
