I prorated my tenant when she moved in March 19th 2024 and that will be prorated with section 8 as well since that day is on the payment contract .

The common legal reasons to not renew the tenant are to move in family or to do a rehab large enough that tenant cannot live in the unit.  

A common strategy here would be to move out of the townhome -> rent the townhome out -> house-hack and live in a new property with low down payment.
