We want to travel, maybe buy a sprinter adventure van or a tiny house in the white mountains, or maybe invest in a few AIRBNB's down the road near ski areas to keep up our adventurous lifestyle (this one is more selfish but tourism in New England is great and steady).We look forward to to being regular on the forums and look forward to meeting and interacting with all the fine folks on BP.

& @Jaysen Medhurst - I am with you on using leverage, I'ma big fan of using someone's else money as much as possible!

The requirements on seasoning are not the same and the associated fees for putting the loan in place are significantly lower...I have a lender that does these if you want to chat with him.I'm always a fan of investing near where you live, but the Midwest and other rural areas are packed full of possibilities.

When a second unit vacated I renovated it with $1800 painting it all white, replacing kitchen cabinets, new carpet and a ceiling fan and rented it for $1000 from $750.

I'm really not a fan of investing in condos, but at times, they can be good deals.  

You don’t want two people squatting there who aren’t on the lease when stuff hits the fan.

I practice in a similar (if not the same) field in NYC, am a huge FIRE fan, and prefer to buy and hold locally though I'm willing to consider a flip under certain circumstances and possibly even out of state.   

I'm from Indiana but a big fan of texas and their job growth.
