I guess I am one of those "restrictive" landlords who expects tenants to follow the lease, which says no painting or modification without landlord approval.Most people suck at painting, even some DIY landlords are bad painters.

I am putting a welcome kit together and was putting in how I am working to keep them safe with lighting, locks, background checks, etc. and got to the point on felons and when I looked it up the HUD portion kind of threw me off a bit.
