Supposedly the mortgate can't be in the LLC and they aren't going to assume financial responsibility for the house, nor am I going to give it up with out some sort of pay out.

They don't say it out loud but they feel what we are doing is illegal.One guy asked me "Am i representing the sellers" I say NO............So basically what should I say to these realtors who think what im doing is illegal????

First, I'm certainly not an ERISA attorney, nor am I very knowledgeable in this area...but I'll contribute what I do know...It seems very unlikely that you'll be able to argue that throwing an intermediary into the equation changes anything other than the fact that you didn't sell it directly to yourself.

Does the contract need to be well below market value,such as 20% or more or can I assign a contract that is 10% below market value and sell it for full price.Also am I confusing this with wholesaling.
