I like the idea that we can adjust the rents to whatever level we need to keep the renters in the space, and we will more often have a positive cash flow. 

Example: 75% LTV appreciates 2.5% in the first year and you have a 10% return on your investment and a return that is positive in inflation adjusted dollars. 

Some forced air is affected by the vents you could try having them adjust each air vent.

So if you plan to flip or wholesale, adjust accordingly.

Your profit (and associated tax) are determined by the difference between your adjusted cost basis and net sale price. 

If it seems like people are put off by excluding utilities, you can always adjust.

After I made this adjustment (about 2 weeks after), I offered on a condominium (I didn't know it was a condo when I offered).
