I toke me years but now we finaly have someone who most likely will come out the same day or if it can wait than the next morning.This situation will work out for you just fine, don't loose focus by arguing with the tenant just get it done as fast as your can!

I answered this for you look up on the thread.. it goes to ownership.. if his company is ABC  GC company then the property needs to be vested in ABC GC company then he is good.If the property is owned by DHF LLC then DHF needs a developers license..

I would argue it's very hard in LA to find a rental anywhere with positive cashflow right off the bat (especially with only 10% down)... nearly all rentals with traditional financing and positive cashflow were purchased years ago.

If they need to sell yesterday, they will do what it takes to get that cash offer as long as you can close on their terms (fast and in cash).As for Driving distance.I would argue that it is not within driving distance, but I HATE driving.
