The owner is looking for a 21 day inspection, and since it's an all cash deal, I want to make sure we get a good thorough inspection since it's all cash and likely to move very fast one it happens. 

I would like to learn all I can as fast as I can so I can build a cushion for myself as I finish my ironworking career.

Fast forward to this year and we're having our best year ever (despite the pandemic) and I wanted to come on here and mainly be a voice of encouragement for anyone that needs it.

Fast forward to today...A) Tenant A - Has been amazing. 

After you sort out that end (because 6 cats can be 600 next year), then throw a rag with ammonia on it under your home and everyone should leave pretty fast and it will evaporate.

Fast forward to 2020, we have owned the building for 3 years now and have posted 3 solid years of rent and NOI growth, we sold the building today for $939,450.00 booking a profit of $429,450 in 3 years.Please note, I have investors and partners in this deal and they contributed to its success.

Property values are going up extremely fast right now, but interest rates are so low that it helps to offset it.

My wife and I are new to the business but eager to learn fast.

Not saying a deal is going to come fast or easy, but just don't want anyone to think that we have been out there hustling for the past year when we really weren’t doing much besides educating ourselves.
