I would love to learn the ropes of REI, however I feel there is such a disconnect between mentors and people looking to be mentored because the people looking to be mentored always feel they are going to be getting scammed or wasting money, and I'm sure any legit mentor feels that they don't want to waste time possibly mentoring someone who isn't going to benefit them.

He lowballed my clients after wasting an entire day for his walk-throughs and started talking with a seller who was on site.

I don't need to waste my time, and postage, or paper.

100% HML were a thing pre 08  not anymore waste of time.. and don't get sucked into those that tell you they do it only to have you send in 500.00 for due diligence or access to their super secret list of private investors ( that don't exist.)real estate takes equity it takes cash.. this misnomer that you can do this with no cash is just that a bunch of BS.now you can do it with OPM..

I was in the mode of deciding whether to waste a month finding another, or starting it on my own with demo and whatnot.In the end I went with a GC. 

All of our STRs have a dishwasher, so I ask all of our guests to load and run the dishwasher before they check out.

This way you know what you can and cannot afford and don't waste your time looking at properties that are out of your reach.

If you’re running around doing mundane tasks with little impact and no direct tie to dollars, you’re wasting your time.
