At least in SoCal/Los Angeles County I should be able to experience decent appreciation.(2) I don’t have a good feel for the area, so I’m hesitant to purchase in the wrong type of area (bad location, bad pool of tenants, etc.).(3) I'm a beginning investor who intends to be a hands-on property owner (at least as much as possible at the start), which means a lot of long drives from L.A. showing properties, dealing with utility companies, handy-man/contractor visits, etc.

As a landlord about once a year I like to pay a visit to my tenantts and properties around the end of the year.Basically to talk to the tenant, sort of get some feedback, any issues, anything they like to see added or changed, give them a status report on pending improvement items, and while I am there I give a quick tour of the property and may change a few simple things.I have a running list of things for each property.

Hi, I found a studio on for sale by owner website, seems the price is 50k less than the studio in the same complex, but $20k more than the similar studio nearby, seller says that they are relocating to Europe.

From what I have read and from what I've read on their website I really like realtymogul, unfortunately that is one of the sites that requires accredited investor status, but I hear that may change soon so we will see.
