@Christopher Phillips maybe i'm reading this wrong, or it works differently in NY, but a 6% seller concession normally means the seller is giving the buyer 6% of the purchase price to use however they want in the transaction - be that for closing costs or principal reduction or down payment, whatevs.A seller typically doesn't have a say of what can and can't be included in the borrowed amount, that's up to the lender and the loan program.

Others differences that jump out: loan parameters are stiffer (usually 20 terms on a mortgage instead of 30 year), commercial insurance will be more expensive, appraisals will cost a good bit more.

There is likely a phone number and persons name that will come up, that you can reference, since he is having bills that arrive to the mailbox and packages to the door with his name on them.You could make it a pre-condition to the seller that he allow a background check on the tenant before closing and your offer is contingent on your approval.Neighbors typically know what's going on in the neighborhood and will know who the guy is and if he is a trouble maker.He probably has a car and a private detective can run the plates.And so on.The information is readily available is the knowledge is worth knowing.
