I have two questions, any home improvements I made like finishing my basement I know I can add to the cost basis of the home, do I need to have receipts for all my drywall, lumber , etc or can I just use a good faith estimate?

They will look to work with small operating companies to get sba loans, but they will want to see two years of income : tax returnsSo if the company is a general contractor then its income / expenses could get it some sba loan but if you are fixing and flipping and are looking to get a mortgage they will look at you not the LLC

On the eve of closing (last night), the escrow assistant informed us that we need to bring additional funds to closing due to two affidavits that need to be recorded in the loan package, for which the recording fees were not collected earlier.

I was envisioning a two part calculation for the monthly mortgage payment - I see it as a VA loan analogy with no money down but the loan structured with two interest rates (one for the TSP down payment and one for the 30 yr fixed rate mortgage).I guess the real question to ask myself (using your situation as the model, assuming positive cash flow once TSP is repaid) is whether I am okay tolerating the potential 60 months of negative cash flow to get to the positive cash flow after 5 years.- Maybe if it gets the deal going and leads to a cash out refinance before the 5 year mark that allows me to speed up the TSP pay off.Wow - Great food for thought.
