Brandon Cobb Nashville Short Term Rental/AIRBNB and the codes department

I would not recommend Nashville as a specifically short term rental oriented market for several years until they sort out the codes.However, I own 5 short term rentals in the Smoky Mountain area of Tennessee, and they are killing it, and since the economy out there has relied on short term rental cabin/tourist traffic for decades, it would be one of the last municipalities to crack down on that, if you're still looking for ideas.

If traffic on the road builds up the state may take the land by imminent domain for road widening and barely pay anything for it.That small of a lot size there are almost no tenants that would want a business there.

If the location is right, access, traffic counts, sight lines, tenant mix,rents,etc. then they can be great long term investments.The younger generation loves to shop at brick and mortar.

I would like to start looking at West Baltimore neighborhoods, and develop a decent way of figuring out how to evaluate these areas.One thing I have noticed personally, is that if you drive down a block when school lets out in the afternoon and things seem quiet and secluded - not a lot of foot traffic, this is good.

I assume when you start the CF campaign, that you could then also market it yourself and try and drive raw traffic (or better yet qualified investors) to your CF page in an effort to help move things along - but once you're doing this, I'm wondering what I need the CF platform for at that point?

Eh, I think you highly overestimate the locals desires for all those things... just as many of them wish they oil people would pack up and leave so the cost of milk returns to normal, the traffic disappears, and they can actually get into their favorite restaurant again.
