Since you're also interested in investing I'd look at things like % of rentals and vacancy rates (if you'received thinking buy and hold), DOM and % of list as well as % of expireds (if you're thinking flips), as well as economic factors (major employers, age brackets in neighbors) and level of stability there, quality of school system (include charter and privates, if applicable), and walkability of neighborhoods.

For maintenance I allocate 10% to 15% of gross rent depending on age and condition of the property.

Having good photos is a must have in today's day and age.

However, most properties in this area, if not all, will require some major renovations just giving the average age of homes in this area.

Brandon's book on Low or no money down investing would be great, and, as he is from Washington State, there might be nuggets in there of particular value to you.Either place, as Pyrrha says, I would highly recommend house hacking to get going... super easy at your age, and an EXCELLENT way to build rental properties at an early age with tiny money down.  

I think if there was a top real estate performer age 20 and under award you would be at the top of the list!
