I am not beeping harsh as she requested additional eyes which was good and she was receptive to inputs… I consulted on one today that had 95% LTV OO but no PMI, 2% vacancy as self managed including delinquent rent and tenant turnover, a maintenance/cap ex that was based on percentage but was a quad and her allocation was ~50% of my estimate, and no PM even though she intends to move away in a year or so.

I can't make a case that it's a good deal for a 12 month lease though.The Zillow search results for a budget of $3500 with 3 bedrooms shows 31 listings in your immediate area.

It is good practice to obtain the L&I affidavit of continuous use from the seller as this can sometimes improve the chances of securing the rental license even if more than 3 years has lapsed.To demonstrate the uncertainty of L&I when rental licenses have lapsed for more than 3 consecutive years I will share a recent transaction of mine.

If you could provide more information about the contract it may open up more ideas.I would agree with @Zane Cress that a tenant buy-out would be a good option, although if you are dealing with 5-6 properties (And how ever many units per property) you're looking at an extremely high cost.
