Today I am house hacking a gorgeous duplex in Lakewood, Ohio and just purchased another SF on a highly desirable street for a major rehab that I am starting very soon.  

Come to Birmingham for a week and drive the streets - This can’t be overstated.

Right now in our small municipality we have 35 independent haulers, each driving up and down the streets every day of the week.

This is part of the reason some people don't buy "the nicest house on the street" - they know the neighbors' home values are dragging them down.

Will gravel street and drive be a huge turnoff/ make it harder to sell? 

So, since this piece of land has a home on it, I found it odd that the SEV value was so low compared to other homes on the street (most of the time they are within the same ranges of each other, as most homes in subdivisions like this were built around the same time and tend to have a similar SEV for taxation).

We took our time and bought one that didn't need a ton of ongoing work: it's brick, on a slab (no basement), and is only about 30 years old, vs the 80yo duplexes on the same street.
