Hi all, I've been exploring self storage units and am curious as to how to estimate OpEx.

Storage of items in or on the premises: Items stored shall be at least twenty-four (24) inches from the heating system and the hot water heater.

I'm a fan of shipping containers for storage.

Can anyone recommend any books on investing in self-storage units?

Can you spread the costs over multiple units by using storage in between?

I have 6 extra remotes in storage we can bust out as needed.They run about 5-7 dollars on Amazon.

Of course you can have a sign out sheet for keys removed from the key storage by your people, but distracted people easily forget to sign...which is why it is CRITICAL to impress on everyone not to remove the original sets from the room.When a large project of former Military Housing was transitioned to private ownership and management, we actually went to the housing office where they had these large computerized "key safes" that you logged into, requested keys for a specific address, and it would dispense them.

Definitely a MUST for any common area door like a laundry room or storage with multiple tenants accessing the space!
