@Robert H HilbertYou are not required to have an entity(LLC or S-corp) to take advantage of deductions.You are required to have a "business"(intent and signs to generate income).To speak on it as well, you may want to consider starting your business for a while without an entity before you actually go ahead and set up the entity.I don't know what the statistic is, but i think 90% of real estate agents stop being an agent within 1 year.

  * Don't allow financing or a finance contingency (it can be a good indication they are selling above market value) * Don't allow for your own independent property inspection * Are not realistic with their pro forma's (i.e. they don't include vacancy or maintenance projections or use unrealistically low vacancy factors) * Require you to pay for any renovation upfront * Sell only in cheap. low end neighborhoods * Don't accurately represent the neighborhood/property classification * Don't have consistent rehab standards for all properties * Don't provide a scope of work for the property * Can't provide references of repeat investors Hope this helps.

For truck drivers I’ve seen time and time again line 9 being written off but this can’t be added back so you’ll lose that income from a net income standpoint.If you can truly make 3 to 4 times more as an independent owner, I would start doing that tomorrow!!!
