I have new (1 month in) renters and they complain non-stop via text messages all hours of the day and weekends, about “strong marijuana and cigarette smoke”, coming from the bathrooms, kitchen sink and oven.

Sorry, I should have added that flooring for the most part is going to the store or looking online and ordering the supplies and buying the install from the store and setting a time to let the worker in. 

Sorry charlie....the smoke screen is easy to see through.

personally i would let the renter supply their own shower rod -- unless this is a high end rental.

Mid 50s I think, quiet, no kids, clean, no pets, pays rent on time(he is a smoker but will gladly smoke outside).

I especially am unsure because I am new to the NJ market and am not sure if the costs drastically change for location/supplies/labor/etc. 

Supply & demand, too many people coming into the note space paying too much, which will cause them to make low gains and hopefully motivate them to find the next shiny object. 

You have Ohio Revised Code working against you anywhere in the state and you have all the water supplied by the Cleveland Division of Water who supplies water to almost every city in the greater Cleveland area.

Holy smokes that is a lot!
