I think you need to challenge the person in charge-both the PM (and if they truly bought it for $100K less than market value, report them) and the person she has in charge of her finances.

This is the best terms I have seen in the market thus far.

With my current salary I can only borrow 300k and it will give me limited directory in the market I’m looking at. 

And i would then take those seller carry backs and hypothecate them with my bank at 50% of UPB and use the cash to go buy more timber or Timber lands.. 

Separately, I will be needing to raise rent for existing tenant to match market rates. 

I would certainly start by talking to lenders, since $90k does not go very far in many markets, especially if you need to both buy a house and rehab on that budget.  

Finding deals has always been my biggest challenge and I've leveraged wholesalers, RE agents and my own marketing to find properties, but still not the greatest amount of deal flow.

The market is surprisingly high here for such a small place, but i think its because the town in growing and has a very good school system.

@Reitta Seidel, yes.Maybe sharing some of your thoughts that made you post this question will yield more valuable feedback.In my market, single family homes sell all year round.
