@David Spencer I would definitely suggest getting a 3 or 4 unit place, where you can still get owner occupied financing as well as potentially cover your expenses with rental income.

@Stephen Waldroup I know you haven't seen the property as of yet but do you have any idea of the condition of the big ticket cap ex items like furnaces, roof, windows, etc?

She also requested a cover be built over the doorbell chime and a box built for the wires from the backside of the thermostat that were protruding into the pantry.  

So repairing a roof is expensed but replacing is depreciated.
