Hi I am seeking reputable and reasonable contractors in and around Detroit, Mi. 

Are they in each unit (where if it goes downhill you may have to replace parts), or is it more of the shared/site plumbing with sewer systems, etc. for example, if the bathrooms were plumber wrong, the HOA has a big project on their hands, but may only be $1-2K out of your pocket to fix it in your place.

Hoping that someone in the BP community can recommend a reputable HVAC company to install a new Furnace and A/c unit in the Lexington area.

The purpose for providing tenants with a packet is to have them maintain the property for their convenience and to set the tone that a plumber won't be coming every time they clog the sink or have a slow draining tub. 

Now if they started asking for a key to your unit or something else, I'd let them know they could have a plumber move theirs to their unit. 

The market has changed considerably over the last several years and while housing prices and rents have accelerated, the cost of a new fridge or plumber repair call really has not.

However, it kinda sounds like you are just patching on patches--or you need to trade in your handyman for a licensed plumber (or someone who can get it done right the FIRST time.)
