I would get a bit more specific with any forum posts/questions just to increase the quality of responses.That being said, I am not a LO but my Real Estate team get anywhere from 100-200 online leads per month.The positives are that you will be one of the first LOs to talk to this lead which increases your chances of scheduling an appointment and closing them.Another positive is that these leads are usually motivated (but not always qualified).

However, what keeps me thinking is when I find the motivated seller/ deal and the motivated buyer - The part of the paperwork and transaction.

Before setting up an LLC, and especially before setting up an LLC for each individual property, I recommend you do some more research on what an LLC protect you from and what it takes to ensure that protection remains in place.

The renter will need to secure financing for the remaining purchase price on the home by whatever date you agree to.If the renter doesn't secure financing, then you can charge fees and extend it, or terminate the agreement and evict them.Rinse and repeat
