My Co-Owner just finalized our LLC and have started looking at properties for potential buying opportunities.

Is property management normally part of this arrangement?  

I am a newbie investor with over two years of experience buying a few properties where I live.

That's terrible, considering I can get a CD for 4% for 10 years, or an annuity at 6% for 10 years.Management companies want 20%, and property taxes and home insurance keep rising, considering I have no homestead exemption, so I am capped at 10%, not at 3%, and home insurance can do what it wants.Could someone please tell me where I am wrong, because in this case, it does not seem that this real estate is a good investment at all.

If you buy a portfolio of properties, can you live in one of the SFH and get a Fannie loan?

@Sean Kirk There are ibuyers that are out there that are willing to pay a little bit of discounted price on a property.

I currently own one rental property and looking for adding at least one more in 2025.

Are you cash flowing the property?

My goal is to get a less expensive listing of local properties with absentee owners that have owned the property for 10 years or longer, and multifamily only.

We carry a partial contract on my husbands property and it's worked nicely without the headache of renting.
