Detroit is really a single family rental game. 

The owner is a lawyer who believes he has gamed the system by claiming much the same thing.

When doing our first deal, we were on top of our due diligence game and it paid out tenfold.

There are many accountants on this platform who specialize in taxation for real estate investors.

It is a numbers game and you have to persist until you get to the person who is motivated and or flexible on terms. 

That is just part of the game. 

It got us in the game and we worked with a great attorney on drafting the lease option agreement and structured our first Limited Liability Company.

The family had foreclosed on another home in the past and couldn't get a mortgage, so by structuring a 3 year lease option, they rented from us but treated the home like it was their own because they had skin in the game ($5k deposit and paying slightly above market rent rate).

I don't know if you're doing a fixed contract price or if you are doing a cost plus, But either way you gotta have a higher intimidation factor with these contractors and you cannot let them change the game otherwise you will continue to get run over.
